Transparent Reporting
(no tricky fine print)
Those email services that refuse to disclose your email opens are hiding something. Period.
In an ideal world, all real estate email flyer vendors would provide accurate, detailed reporting that transparently shows you how many times your client's email blast was opened.
Because email opens is what you're paying for.

It's 2024. Every reputable service that sends mass email also tracks email opens.
So don't be fooled by any vendor's "delivery report" that fails to itemize how many times your actual email was opened because they lump all the web, app, and email views together into a single number, rather than itemizing each view source.
When an email service tracks your eflyer's email opens but won't tell you, you should wonder “why they are hiding such important data from me?”
An example… competitor ZipYourFlyer still does not report to its customers how many email opens their email blast got. They like to call themselves the “industry leader” and they tout their email delivery, which makes their refusal to itemize email opens very “sketchy” in our opinion.
In fact, they obfuscate their actual measured email open rates two ways…
May 2024 ZipYourFlyers report wording (color added for emphasis):
"This data also contains views of your E-Flyer from the Zip Your Flyer App."
That disclaimer "also contains" tells you they've mixed in some (undefined) "app" views with your actual email views. Why won't they itemize both? If you pay for an email blast, shouldn't they itemize email opens?
And at the very bottom of their report it says (in tiny 8 pixel fine print):
"Reported numbers are based on verified open tracking and enterprise level domains."

That fine print "and enterprise domains" tells you ZipYourFlyer does NOT report actual verified email opens. They toss in some unexplained additional factor for "enterprise level domains". Back in 2018—before we publicly highlighted this disclaimer—they plainly admitted adding a "calculation" on top of measured opens:

If an email service actually has great email open rates, they don't need such disclaimers and fine print.
In stark contrast, Mondoflyers reports actual measured opens. Always has, always will.
